Today we’re doing version 2.0 since unpleasant odors coming from the HVAC system is a common concern for property owners. Whether it’s a dirty sock smell, or a chemical smell from the AC, we want you to be smell free. By understanding the root cause, you can implement appropriate solutions. Other Things to Note:
Keep in mind that most MHT apartments have Fan Coil units. These units are usually not equipment with real filters, which could also be contributing to those unpleasant AC smells. Typically they simply have a filter screen attached, which has no MERV rating. Because of this, dust and contaminants are able to bypass into the system and contaminate.
Another problem we see in MHT units is the lack of proper access panels. An access panel can be present for the electrical components (so you can change the motherboard or a fried wire), but there’s no access to things like the blower or evaporator coils. Not to mention, the ability to install a proper filter.

Funky Smells
From time to time, you can catch distinct smells wafting from your HVAC. These AC smells also tend to correlate with specific reasons, so let’s take a look.
- Dirty Sock Smell: If you’re feeling like a boy’s locker-room is next door and that smell is just casually showing up throughout your home, think again. Just like with socks, this is typically due to a bacterial overgrowth. Things like mold on the evaporator coil could be the problem. Nonetheless, buildup can be in any nook or cranny. This smell is most often noticed when transitioning between seasons and heating/cooling modes.
- Rotten Egg Smell: Sulfur, which is synonymous with smelling like rotten eggs, can be a serious problem. Typically if you smell this smell coming from your HVAC, it indicates that there’s a gas leak, which could be extremely dangerous. So if you ever find yourself saying “my AC smells like gas” it’s best to evacuate the premises and contact your gas provider.
- Burning Smell: As we’ve mentioned in previous posts, this is a two sided coin. If you sense a burning smell from the AC vents in the house, it could be just dust burning off after a period of inactivity. Or, it could be a problem with the wiring or one of the components. If the smell is short lived, it’s more than likely the first scenario. However, if the smell persists, it’s pointing to scenario two, in which case it’s best to call a professional to take a look.

Taking Care of Business
Don’t put off funky smells. Better yet, keep up with regular maintenance to prevent them from occurring in the first place. By scheduling routine inspections and cleanings, you can catch issues early on. Another tip is to make sure you have proper ventilation, especially in extra humid areas (think basements and bathrooms). Last but not least, timely handling of repairs.
